Both mobile and modular units are built in the same tightly controlled industrial environment and can look identical in many cases. While the term “mobile home” is still commonly used outside the federal government, a key difference between a mobile home and a manufactured home is that HUD rules have grouped together all types of factory-built mobile homes as they are manufactured. The structure of these first mobile homes looked a lot like that of a motorhome or trailer, with an exposed trailer coupler and wheels to make the house mobile.
Modular homes have numerous advantages and can be built in many cases on any residential lot that is not restricted by deeds. In addition, a modular home is inspected several times during the factory production phase and is 80% finished when it arrives on site, reducing delays in on-site inspections. Visually, prefabricated and modular homes don't look very different from each other, and both can look very similar to traditional site-built homes. The main difference between prefabricated and modular homes is the codes with which they are built, which we will talk about later.
These types of houses are small, fully equipped with all household requirements, and are mounted on wheels that allow mobility. Mobile homes, like trailers, are purchased as fully equipped mobile homes that do not need any type of construction.
